The Suite Life: 8 New Hotel Residences That’ll Make You Feel Like You’re Always on Vacation

Love that luxury hotel you just went to on vacation? Many of the world’s best five-star properties are making it easier for you to live that holiday life any time you want.

A home and a hotel in one, branded residences appeal to discerning travelers who seek a private, upscale vacation home with the perks—and services– of hotel living. Hotel-branded residences are nothing new, but they’ve grown exponentially over the past decade, according to Savills PLC.

“Branded condos allow home buyers the opportunity to immerse themselves in a very specific lifestyle and, quite often, a brand they know and love,” Jon Paul Pérez, president of Related Group, tells Robb Report.  “This level of familiarity resonates with those looking for a second or third home, as they more or less know what to expect.”

In an uncertain, pandemic-stricken world, branded residences also offer worry-free ownership and a place of refuge with the potential to become a primary residence, if desired.

“Be it your primary, co-primary or tertiary home, branded residences grant homeowners the hassle-free nature that comes with owning multiple homes, while still having the assurance of a five-star brand looking after your asset,” says Adelina Wong Ettelson, global head of residences marketing for Mandarin Oriental Hotel Group.

State-of-the-art fitness centers, room service, a 24/7 concierge, a spa, restaurants and bars and housekeeping are just a few of the perks of living in a hotel-branded residence, not to mention security and privacy.

From Los Cabos to Miami to London, here are seven of the newest and most anticipated branded residences from some of hospitality’s top names—including the first-ever Caribbean property from Montage, the first Raffles residences in Europe and the first standalone Aman residences in the world.

Miami: Baccarat Residences Brickell

French crystal company Baccarat, known for its glittering crystal chandeliers, decor, and tableware, is opening a collection of residences in Miami’s Brickell neighborhood. Sales are officially underway for Baccarat Residences Brickell, the second-ever Baccarat-branded residential tower and sister property to Baccarat Residences New York, which will be completed in 2024. Here, there will be 360 homes ranging in size from one to four bedrooms, with starting prices ranging from $1.2 to $4 million; details on the penthouses are yet to be revelaed.

Each residence in the 75-story tower will have a private elevator; the DARWIN by Delos home wellness intelligence network (designed to enhance sleep and air quality); custom Italian cabinetry; state-of-the-art appliances and technology; and views over Biscayne Bay and the Miami River. Residential perks include exclusive access to a fitness and wellness center, spa, clubroom, children’s playroom, wine cellar, private workspaces, a salon, pet spa, restaurant and a Baccarat-branded Grand Salon for private events.

Bahamas: The Residences at Montage Cay

Montage Hotels & Resorts has had immense success with its residential offerings, and now the hotel company is bringing this same model to its first-ever property in the Caribbean. Montage Cay is a 53-acre private island with a resort and residential property in the Abacos, Bahamas. Set to debut in 2023, the Residences at Montage Cay range from $3.9 to $7.2 million, with layouts from two to six bedrooms.

One of the most spacious homes is Estate Lot E2, which comes with a design plan called Royal Poinciana that can be outfitted with up to six bedrooms. This layout has a private pool, seamless indoor-outdoor living, Caribbean-inspired decor and nearby access to two of the island’s seven private beaches. Buyers also enjoy a marina membership for residents with yachts; access to the Spa Montage and private resident’s beach lounge; in-room dining; and priority access to the resort’s restaurants and bars. Sales launched in March 2021 for the 48 residences.

London: The OWO Residences by Raffles

Fascinating history awaits at the OWO Residences by Raffles, the first Raffles-branded residence in all of Europe. The OWO Residences, as well as London’s first-ever Raffles Hotel, will open in 2022 in the former Old War Office building in London, Winston Churchill’s headquarters during World War II. The building has been closed to the public for more than a century, and residents will now have the chance to live within its historic walls. Sales opened in June for the 85 units, which range from one to five bedrooms and start at $7.98 million.

The four-bedroom Residence 2.07, one of the most expensive in the building, is currently available and is listed for $41.2 million. Residents have access to a private indoor pool, nine restaurants and bars, a spa, concierge services and over 30,000 square feet of private amenity spaces, including a Residents’ Garden. The grand building retains many original design elements, but noted interiors master Thierry Despont has incorporated a modern, yet classic decor into each residence and room.

Los Cabos: Four Seasons Resort and Residences Cabo San Lucas at Cabo Del Sol

Four Seasons Hotels and Resorts made its debut in Los Cabos in 2019 with Four Seasons Resort Los Cabos at Costa Palmas along the western peninsula. Now, the brand has plans to open its second property in the region in the heart of the buzzy Cabo San Lucas just 67 miles south. Slated to launch in 2023, Four Seasons Resort and Residences Cabo San Lucas at Cabo Del Sol will open within Cove Club, a 500-acre private community, and will feature 61 residences in addition to a resort. Villas and residences range from two to five bedrooms and start at between $4.8 and $15 million.

Casa 9 Penthouse, the most expensive offering priced at $15 million, has five bedrooms and 7,046 square feet of indoor and outdoor space. Residents can purchase a membership to Cove Club, which allows access to the community’s golf and beach clubs, and residents also have access to the Four Seasons Hotel spa, fitness center, restaurants and bars and concierge service for help planning activities. There is also the option for residents to put their home into the Four Seasons Private Retreats rental program. Sales opened in July 2021.

Barcelona: Mandarin Oriental Residences, Barcelona

Mandarin Oriental Residences, Barcelona was built by renowned Spanish architect Carlos Ferrator along the city’s famed Passeig de Gracia. The 20-story residence will be located about a 10-minute walk from the hotel, which opened in 2009, giving residents easy access to five-star amenities like the two-Michelin-starred restaurant Moments, and the stunning spa.

There will be 34 residences, including four luxurious penthouses. Units range from one to four bedrooms and start at approximately $2.694 million. In addition to city views and nearby access to Barcelona’s best dining, shopping and nightlife, residents will have access to a private lounge, gym, library, rooftop garden and pool. Sales will launch in September 2021, and the building is set to open in 2022.

Tokyo: Aman Residences Tokyo

Each Aman property beautifully reflects the culture and design of its location. Aman Residences Tokyo is the first-ever standalone Aman Residences in the world and gives you a chance to own a piece of the luxury hotel’s vision. Aman Residences Tokyo opens in 2023 and will have 91 homes located on the top 11 floors of A District Tower building in the Toranomon-Azabudai project, a complex of three skyscrapers.

There is a spacious, residents-only Aman Spa, a 82-foot pool, Tea Room, library, reading room, private lounge and bar and dining room serviced by private chefs. Aman’s 24/7 services, as well as Aman Tokyo’s hotel facilities, will be available to residents, as well. Residences will range in size from two to six bedrooms, but sales and pricing haven’t officially been announced or launched. For return on investment, owners can also put their homes into a rental management program, fully managed by Aman. Owners will also have preferential access to Aman properties around the world.

New Jersey: Pendry Residences Natirar

Less than an hour from New York City, a new countryside escape with an agri-hood lifestyle awaits. Pendry Residences Natirar and the new Pendry Natirar Hotel are located on 500 acres of rolling hills and lush parkland in Somerset County, New Jersey. The property has fascinating history: The Tudor-style estate was first built in 1912 by the prestigious Ladd family of New York City, and in 1983, it was acquired by the King of Morocco before it was preserved by Somerset County. Starting at $3 million, the 24 residences include 12 Estate Villas and 12 just-released Farm Estate residences, all sprawled across the pastoral property to offer privacy and chic, contemporary living.

The Farm Estate residences will be located on the property’s 12-acre Natirar Farm and have been designed to combine sustainable living, wellness and nature. The homes are all located within a private, gated enclave, and buyers will receive a semi-custom home-building experience to personalize select features.

The tranquil homes will span 4,000-square-feet and have a variety of amenities, including an elevator, two-car garage, conservatory, rooftop deck and a Delos by DARWIN Premier Technology system that offers water filtration, circadian lighting and monitored air quality. Residents also have access to the hotel’s restaurants and bars, the Spa Pendry, hotel programming and asset preservation and property management services. The resort and residences are set to be completed in 2022.

Chicago: The Residences at The St. Regis Chicago

Renowned architect Jeanne Gang, founder of Studio Gang, is responsible for some of Chicago’s most notable buildings (like the Aqua Tower), and her most recent project, the Residences at the St. Regis Chicago, adds to her impressive resume. Opened in 2020, the Residences will have 393 homes, each with a color scheme inspired by gems like topaz, sapphire, fluorite and amethyst. The one- to five-bedroom residences are priced from $840,000 to $18 million (for the penthouses) and boast incredible views over the Chicago skyline and Lake Michigan through each unit’s floor-to-ceiling windows.

There are a handful of Sky360 Penthouse residences, which span an entire floor (or two) and have direct elevator access. Residents have ultra-luxe perks, including a Tesla car-share program and access to a demo kitchen, private resident’s lounge, children’s room, conference center, fitness center, golf lounge, indoor pool and, of course, to the St. Regis Hotel Chicago hotel’s five-star facilities. The residences officially launched at the end of 2020; the hotel opens in 2022.
